Royal Crescent, a listed building, is home to owners eager to invest in its maintenance to preserve its status as a prominent feature on the Crescent overlooking Filey Bay. While historic maintenance has been carried out with the best intentions, the use of inappropriate materials has, over time, caused damage to the building’s fabric. Following a recommendation from one of the owners, for whom we had previously completed a pre-purchase survey on his apartment, DMP was engaged to develop an asset plan for the building.

During a comprehensive survey day, we focused on the exterior, paying particular attention to the roofs, decorations, stucco render, and cast iron balustrades on the balconies. By employing drone technology, we detected defects at heights and uncovered roofing issues that would have been difficult to identify using traditional methods. As a result of the survey findings, both the building’s owners and the management company have commissioned us to prepare detailed specifications for roofing, render repairs, decoration, and balustrade restoration, enabling them to plan maintenance over the next five to ten years. We are collaborating with the local Conservation Officer, blacksmith, and paint manufacturers to ensure the right materials are selected for the building’s coastal environment. Additionally, letting agents RPMS and Garness Jones have engaged us to create precise roofing and repair specifications for similar properties.

At The Belgrave, we utilised thermographic cameras to reveal hidden water ingress and structural cracks – vital details not visible during standard inspections. This technology provides clients with a clearer understanding of their properties’ true condition.
