Hull Building Survey Client case study - Advanced Plastics, Sutton Fields Industrial Estate, Hull.
Having outgrown their current premises, Advanced Plastics in Hull, commissioned Delaney Marling Partnership (DMP), to undertake a condition survey of a 30-year old, 50,000 sq.m industrial unit.
The initial survey was completed in conjunction with DMP's structural engineering partners to assess both the structure and condition of the building. DMP provided the client with a feasibility study highlighting the cost implication of refurbishments to the office accommodation and the re-cladding of the building.

Condition survey, feasibility study, purchase report/due diligence, Construction Design & Management (CDMc), project management and dilapidations.
Advanced Plastics used this information and progressed towards the purchase of the unit with the support and guidance of DMP. During the purchase process, DMP also provided assistance in obtaining asbestos reports and guidance on the business rates.
Cost cutting on dilapidations:
DMP were able to achieve a 50% reduction on the dilapidations of Advanced Plastics' old unit and in January 2013, the business was able to move into the larger property.
DMP partnered with other specialist companies to carry out mechanical/electrical surveys and site investigations into the structural integrity of the floor slab to ensure it was compliant with the client's planned use for the building.
